Facilities Maintenance Manager , City of Greer
• Supervises, coordinates, assigns, and reviews work and establishes work schedules; maintains standards; monitors status of work in progress; inspects completed work assignments; answers questions; gives advice and direction as needed to all maintenance and custodial staff. • Helps plan department annual budget then oversees and maintains expenditures not to exceed the budget once approved by city council. • Manages third party contractors as needed. • Selects, orders, and inventories custodial and maintenance supplies, materials, and equipment.
• Various hands-on maintenance duties are necessary to maintain and enhance the value of city facilities, diagnosing problems and overseeing repairs as necessary in electrical, plumbing, flooring, carpentry, drywall, painting. And exterior structures. • Provides overall maintenance of heating and air conditioning systems to include the service and repair of all air conditioning equipment. • Performs or schedules preventative maintenance and repairs on assigned equipment such as boilers, condensate tanks, pumps, chillers, towers, and equipment.
• Inspects and performs or schedules preventative maintenance on emergency generators regularly. • Responds to specific building service requests and takes corrective actions. Prioritizes needs and adjusts schedules accordingly. • Provides or schedules plumbing and electrical repairs and maintenance. • Serves as primary contact for all building repairs and maintenance issues and is on-call as necessary. • Maintains the preventative maintenance schedule program for applicable equipment and machinery. • Enforces sound safety and housekeeping practices.
• Associate’s degree in Business Administration, Construction Management, Engineering Technology or related field. • Five (5) years’ experience in the building maintenance field. • Three (3) years of supervisory experience; or an equivalent combination of experience, education, and training.
• Must be skilled in all areas of facilities maintenance to include electrical, carpentry, HVAC, plumbing, and mechanical. • Must possess a valid state-issued driver’s license. o Skills: • Supervision/Leadership • Budget management and oversight • Communication • Interpersonal • Teamwork/Collaboration
• Bachelor’s degree in Business Administration, Construction Management, Engineering Technology or related field, preferred
